Coronado is the Pacific beach town with the shortest list of things you have to drive to the city for. A Super 99, a Riba Smith, a Novey hardware store and a private clinic with 13 medical specialties sit within the same few miles, 54.9 miles and about an hour and a half from Panama City.
Houses we list in the developments built around the golf course average $551,250. Empty lots in the same communities go for far less: current listings ask $66,500 to $196,200, for anyone who wants to build instead of buy.
Each one comes with land: lots run from 1,037 to 2,250 square metres, with 200 to 600 square metres built. The smallest house asks the most per square metre of interior space, $2,250, and the 600-square-metre house the least, $1,142.
Those prices come from listings verified on September 15, 2026. The rest of this guide rests on Panama's 2023 census, the utility record from IDAAN and the Ministerio de Ambiente, service hours published by MINSA and the Caja de Seguro Social, and the laws and the 2002 Supreme Court ruling listed at the end.
Why buyers choose Coronado
Riba Smith lists a Coronado store in its own branch directory, Novey lists one on the Carretera Interamericana, and Super 99 lists a branch here as well. The Clínica San Fernando Coronado runs consultations, imaging, a laboratory, a pharmacy and emergencies from Monday to Saturday, 8:00 to 16:00.
The houses we list sit in Coronado Golf Club, Country Club Coronado Golf, Palmeras del Golf and Paseo Las Lajas. The streets inside them are private and the residents' association maintains them, which the Supreme Court set out in a 2002 ruling.
That retail mix, plus a 24-hour veterinary clinic and Hospital San Fernando's own branch, gives Coronado shopping centers and services that are rare on this stretch of coast. It is the kind of infrastructure that makes the town feel closer to a Florida suburb than a Panamanian beach town.
What houses and lots cost in Coronado
Houses in the developments around the golf course average $551,250, from $450,000 to $685,000 across the four we list. Read that average, and the table below, as asking prices verified on September 15, 2026, not sale prices: Panama has no public transaction record a buyer can consult.

The four work out at $1,142 to $2,250 per square metre of interior space, against a median of $1,946 across the 16 Panama City apartments we list, and none of the apartments comes with a garden.
An empty lot costs far less. Current listings in Coronado's golf and equestrian-club communities ask $66,500 for a 761-square-metre lot facing the Coronado Golf Club course, and $115,000 to $196,200 for lots of 611 to 2,180 square metres in Club Ecuestre Coronado, $87 to $188 a square metre against $1,142 to $2,250 built. That gap is the option for a buyer who wants Coronado's address without paying for someone else's floor plan.
Property tax follows the cadastral value, not what you pay. Registered as your primary residence, a home pays nothing on the first $120,000 and 0.5% from there to $700,000, under Ley 66 de 2017. On the $495,000 house in the table that is $1,875 a year.

What the buyer pays at closing
In a resale the seller carries the 2% transfer tax and the 3% income-tax advance. The buyer's side is registration: $10 per property plus $3 for each $1,000, on the Registro Público's published schedule. The full sequence is in our guide to buying property in Panama.
Getting to the city and the airports
Google Maps timed the drive at 54.9 miles and 1 hour 28 minutes in usual traffic on September 15, 2026, by the Carretera Interamericana. Panama's tourism board gives the same 55 miles.
The road keeps getting work. The Corredor de las Playas, 20.3 miles and $282.1 million, has had its viaduct open since September 3, 2024, and the $312 million rehabilitation of the Interamericana between Panamá Oeste and Santiago includes new turnarounds at Chame, Gorgona and Coronado.
Flights are getting closer too. From October 5, 2026 Wingo flies Bogotá to the Scarlett Martínez airport at Río Hato, west along the same highway, on a route the tourism authority expects to carry about 1,400 passengers a month. For the city run, weekday mornings inbound and Sunday evenings outbound are the slow windows, and a TripAdvisor destination expert who spends time in Coronado advises leaving by 5:00 a.m. to beat the Monday queue.

Health care within reach
The Clínica San Fernando Coronado, part of the Panama City hospital group, publishes 13 specialties on its Coronado page, from internal medicine and orthopedics to gynecology and urology, alongside radiology, a laboratory and a pharmacy. Its hours are Monday to Saturday, 8:00 to 16:00.
For anything outside those hours, the beach area's 24-hour emergency unit is the Policlínica Juan Vega Méndez in San Carlos, which says it covers from Capira to Antón. Chame's MINSA health centre opens 7:00 to 15:00 and keeps an ambulance, and the nearest 24-hour hospital is Nicolás A. Solano in La Chorrera. Worth knowing before you need it.
Both are in line for money. MINSA awarded the new Centro de Salud Rosa Tasón in Chame for more than B/.11.3 million in July 2026, and announced a $78 million restructuring of the Solano hospital, which runs 288 beds at about 90% occupancy.
Water and power: what to ask
Coronado drinks from IDAAN's Chame plant, which supplies about 25,000 people across Chame, Bejuco, Gorgona, Coronado and Punta Chame, with nine wells behind it in Chame, Bejuco and Coronado itself.
The Ministerio de Ambiente's 2024 report on the district records that the supply is not regular, mainly in the dry season. That is why houses here keep a tank and some developments run their own well, and why the tank is the first thing to look at on a viewing.
- How big is the tank, how is it filled, and how many days does it cover?
- Does the development have its own well or community supply, and what does it charge for it?
- Does the generator cover the house, or only the common areas?
- What does the association fee include, which streets does it maintain, and what does the gate ask of guests and contractors?
- If it is a PH, what does the reglamento say, and what is in the reserve fund?
Electricity in Panamá Oeste comes from Naturgy's EDEMET. The most recent widespread cut in the area, on May 30, 2026, came from a transmission fault and lasted about seven minutes.
The beach, and how access works
Panama's beaches are public. Article 258 of the Constitution puts them beyond private ownership, and Ley 80 de 2009 fixes the Pacific shore strip at 22 metres from the high-tide line and requires the easements that let the public reach it, with fines from B/.1,000 to B/.5,000 for blocking one.
The gatehouse on Calle Roberto Eisenmann has a legal history worth knowing. In January 2002 the Supreme Court's Sala Tercera annulled a ministerial order to demolish it, holding that the street had never been transferred to the state and that the developer could keep watch there. The same ruling restated that beaches are public and are reached by public ways.

In practice that makes two questions worth asking on the day you visit: which streets the association maintains, and what the gate asks of the people who come to see you. Both vary by development.
Renting it out when you are away
The rule that blocks short stays does not reach Coronado. Article 21 of Ley 80 de 2012 bars rentals under 45 days without a tourism lodging permit in the district of Panamá, and Coronado sits in the district of Chame.
Lodging pays 10% ITBMS under Article 1057-V of the Código Fiscal. The Autoridad de Turismo has said it wants booking platforms such as Airbnb to collect that tax, and a bill the Cabinet sent to the Assembly in August 2026 would apply it to platform bookings.
Inside a horizontal-property building the reglamento decides. Amending it takes 66% of the units and 75% of the value under Ley 284 de 2022, so read the current text before you buy rather than after.
