Apartments in Panama City were advertised at a median of $1,948 per m² in October 2026, according to Panama Property Guide's monthly reading of 228 asking prices in 194 buildings.
Within the city, Punta Pacífica ($2,445), Avenida Balboa ($2,426) and Costa del Este ($2,418) ask the most per m². Betania asks the least of the 8 city areas with at least 10 asking prices, at $1,667.
Houses in Panama City ask $1,504 per m², less than apartments. Outside the capital, houses ask $1,427 in Coronado and $1,979 in Boquete.
The figures are Panama Property Guide's own, taken once a month from homes listed for sale. Each building counts once. These are asking prices, not the prices homes sell for.
For comparison, the RIAL report by Universidad Torcuato Di Tella put Panama City at $1,881 per m² in September 2025, measured only on one- and two-bedroom apartments of 20 to 100 m² in Obarrio, Marbella and San Francisco. RIAL reports

How the figures are measured
Each month the reading takes every home for sale we can place in an area, from our own listings and the wider market. Lots, farms and homes outside Panamá, Panamá Oeste and Chiriquí are left out.
A listing goes in the most specific area it names, within its own province. Price per m² is the asking price divided by the interior area the listing gives.
Each building counts once, at the median of its units, and an area's figure is the median of those buildings. An area needs at least three buildings to get a figure, so one tower with many units for sale cannot set it.
Prices more than 90 days old drop out. Prices our checks flag as likely errors or duplicates are held out until someone reviews them.
What a buyer finally pays is not in this data. Each area's price history appears on its listings as TrueTrend.
