Frequently asked questions

What is the average mortgage rate in Panama?
6.21% in September 2026, the Superintendencia de Bancos weighted average for new non-preferential housing loans. It leaves out loans with state-paid preferential interest and is published about a month after the month it covers.
Why will my rate differ from the published rate?
Banks print rates differently (exact, "from", ranges and ceilings) and price each borrower on residency, income, down payment and their appraisal of the home. Second homes, and at Banco General and Davibank buyers without permanent residency, add 1 point of FECI.
What is FECI?
The Fondo Especial de Compensación de Intereses, a 1% charge under Ley 4 de 1994 on personal and commercial loans over $5,000. The law excludes housing loans, but banks add it on second homes, vacation homes and land, and some add it for foreign buyers.
Who gets preferential interest?
A Panamanian or permanent resident buying a new home up to $120,000 as a first, principal residence, under Ley 468 and Ley 481 de 2025. The state pays part of the interest for seven or eight years. The mortgage calculator models it.
How often are these rates updated?
Bank rates are copied by hand from each bank's own tariff or rates page, last checked 2026-10-26, and each card links its source. The market average follows the Superintendencia de Bancos' monthly file, 2026-09 the latest.
