Buying in Coronado

Coronado is in the district of Chame, 54.9 miles from Panama City on the Carretera Interamericana, a drive Google Maps timed at 1 hour 28 minutes in usual traffic on September 15, 2026. A Super 99, a Riba Smith and the Clínica San Fernando Coronado are all in town.

The short-stay rule that binds owners in the capital stops at the district line. Ley 80 de 2012 bars rentals under 45 days without a tourism lodging permit in the district of Panamá, and Coronado is outside it.

Asking prices for houses in Coronado stood at $1,427/m² in October 2026, taken as the median of the last 3 readings, up 19.5% from $1,194 in April 2024. The figures are Panama Property Guide's own analysis of property listings.

Before you buy in Coronado

What does the buyer pay at closing on a Coronado resale?

Registration at the Registro Público: $10 per property plus $3 for each $1,000, on its published schedule. In a resale the seller carries the 2% transfer tax and the 3% income-tax advance.

How much property tax does a house in Coronado pay?

It follows the cadastral value, not the price you pay. Registered as your primary residence, a home pays nothing on the first $120,000 and 0.5% from there to $700,000 under Ley 66 de 2017, so a cadastral value of $495,000 comes to $1,875 a year.

What should I check when I view a house in Coronado?

Start with the water. Coronado is supplied by IDAAN's Chame plant, and the Ministerio de Ambiente's 2024 report on the district records that supply is not regular, mainly in the dry season. Ask how big the tank is and how many days it covers, whether the generator runs the house or only the common areas, and what the association fee includes.

Is the beach in front of a Coronado house private?

No. Article 258 of Panama's Constitution puts beaches beyond private ownership, and Ley 80 de 2009 keeps a 22-metre strip from the Pacific high-tide line public, with easements so people can reach it. Streets inside the developments are another matter: in January 2002 the Supreme Court's Sala Tercera held that the street at the Calle Roberto Eisenmann gatehouse had never been transferred to the state.
