Privacy policy

What we collect when you use this site, why, where it is stored, and how to see, correct or delete it.

Panama Property Guide is published by Top Deals Real Estate S.A., a Panamanian company. We are responsible for the personal data described here under Ley 81 de 2019 on the protection of personal data and its regulation, Decreto Ejecutivo 285 de 2021.

The short version: we collect what you type into an inquiry form, we use it to answer you, and we keep it for two years after we last hear from you. We do not sell it or pass it to other agencies, and the site runs no analytics or advertising trackers.

What we collect

  • From the inquiry forms on property, project, mortgage calculator and list-a-property pages: your name, your email, your phone if you give one, your message, the page you sent it from and the time you gave consent. The mortgage calculator form also attaches the link to the scenario on your screen.
  • Email you send to hello@panamapropertyguide.com, with whatever it contains.
  • Technical logs kept by the servers that deliver the site: IP address, browser, the page address and the time. They are used only to run and secure the site.

Browsing listings, reading articles and using the calculator need no account and send us nothing else about you. Please do not send identity documents, bank statements or health information through the forms or by email. We do not need them to answer an inquiry.

Why we use it

To answer your inquiry and follow it up. A licensed broker on our team, currently David Aguirre (licence PN-2753), reads it and replies. We do not use it for marketing email, we do not build profiles, and no automated decision is made about you.

The legal basis is your consent, given with the checkbox on the form. You can withdraw it at any time by emailing us, and withdrawing it does not undo what was done before.

If an inquiry becomes a purchase or a sale, Ley 23 de 2015 on money laundering requires the broker to identify the client and keep those records for at least five years. That is a separate process with its own documents, and it starts only if you go ahead.

Who sees it

Our own team: the broker answering you and the staff who manage the inquiry system. We do not sell your details or pass them to other agencies, developers or listing partners. If passing an inquiry on would help you, we ask you first.

We use trusted service providers to host our website, store inquiries and deliver messages to our team. Some of them process data outside Panama. They act on our instructions and may use your details only to provide that service. Storing and processing your inquiry this way is part of what you agree to on the form.

How long we keep it

Two years after the last contact between us. After that the inquiry is deleted or anonymised so it no longer identifies you. If a transaction took place, the records the money-laundering law requires are kept for the period that law sets.

Cookies and third parties

  • ppg_locale is set only if you use the language switch, so the site remembers English or Spanish. It holds nothing else and expires after a year.
  • A sign-in cookie is set for staff using the inquiry system. Visitors never receive it.
  • Maps load their images from OpenStreetMap, whose servers receive your IP address and the area of the map you view, under the OpenStreetMap Foundation's own privacy policy.
  • Share buttons are plain links. WhatsApp, Facebook and LinkedIn receive nothing unless you click one.
  • The mortgage calculator works in your browser. It writes its figures into the page address so a shared link opens the same scenario, which means they appear in server logs like any page address. They reach our team only if you send an inquiry.

Your rights

You can ask to see the data we hold about you, correct it, delete it, object to its use, or receive a copy to take elsewhere. Email hello@panamapropertyguide.com. It is free, and we may ask you to confirm your identity before acting on it.

We reply within 10 business days, and correct inaccurate data within 5 business days, the periods set by Ley 81.

If we do not answer, or you disagree with the answer, you can complain to the Autoridad Nacional de Transparencia y Acceso a la Información (ANTAI), which supervises data protection in Panama: protecciondedatos@antai.gob.pa, telephone (507) 527-9270, or in person at Avenida del Prado, Edificio 713, Balboa, Ancón.

Security

Inquiries sit in a database that only signed-in staff can read, and every change to a record is logged with the person who made it. If a breach puts your data at risk, we will tell ANTAI and you within 72 hours of finding out, as Decreto Ejecutivo 285 requires.

Children

The forms are for adults. We do not knowingly collect data from anyone under 18, and we delete it if we find that we have.

Changes

When this policy changes, the date at the top changes with it. If we ever want to use your data for something new, we will ask you before doing it.
