Terms of use

These terms apply to anyone using panamapropertyguide.com. The site is published by Top Deals Real Estate S.A., a Panamanian company you can reach at hello@panamapropertyguide.com. Using the site means accepting them.

Both language versions say the same thing. If they ever disagree, the Spanish version applies.

What the site is

A property marketplace and a publication about buying in Panama. We are a real estate business: inquiries go to a licensed broker on our team, currently David Aguirre (licence PN-2753), and commission on completed transactions pays for the site. Our advertising page explains how that works.

Sending an inquiry does not create a brokerage agreement or oblige you to buy. Any agreement to buy, sell or represent you is made separately.

Listings

Listings come from agencies and developers we work with. Each one shows the date its availability was last verified, but price, availability and details can change before we update them, so confirm them with the broker before relying on them.

Area price figures are asking prices, not sale prices. Our methodology page explains how they are calculated.

Articles and guides

Articles explain how buying, residency, tax and financing work in Panama. They are general information, not legal, tax, immigration or investment advice for your situation. For that, speak to your own lawyer, accountant or adviser.

Mortgage calculator and bank rates

The calculator gives an estimate with level monthly payments. It is not a loan offer, a pre-approval or an effective annual rate, and the rate a bank offers you depends on your profile and the property.

Bank rates are copied by hand from each bank's published tariff, shown with the source and the date we checked it. Banks change rates without telling us, so confirm the current rate with the bank.

Using the site

• Send inquiries in good faith, with your own contact details.
• Do not copy listings or articles in bulk, scrape the site, or republish its content as your own.
• Do not try to disrupt the site or reach the parts of it that require a staff sign-in.

Sharing a link, or quoting a short passage with credit and a link back, is welcome.

Content and ownership

Articles, calculators and the site's design belong to Top Deals Real Estate S.A. Listing photographs and descriptions belong to the agencies, developers or owners who supplied them, and bank logos belong to their banks.

Links to other sites

We link to banks, government sources and other sites so you can check what we say. We do not control them and are not responsible for what they publish.

Your rights as a consumer

Nothing in these terms limits the rights you have under Ley 45 de 2007 on consumer protection, including taking a complaint to the Autoridad de Protección al Consumidor y Defensa de la Competencia (ACODECO).

Changes and governing law

When these terms change, the date at the top changes, and the new version applies from then on, never to anything before it.

These terms are governed by the laws of the Republic of Panama, and disputes go to the courts of Panama, without affecting your rights as a consumer. How we handle personal data is covered in our privacy policy.
